The Madison, formerly known as Sonoma Heights, was built as a low income housing tax credit (LIHTC) apartment complex in 2000 and was in the process of transitioning from a fully affordable property to a market rate property when WGP purchased the asset in August 2019.

Upon takeover, WGP completely transformed the asset through a comprehensive capital improvements plan which included: new professional branding, a modern paint scheme, a revitalized clubhouse/leasing center featuring a brand new gym and community kitchen, a new dog run and revamped BBQ & pool areas. The business plan also included an extensive interior rehab scope featuring entirely new kitchens with stainless steel appliances, new two-tone paint, vinyl wood flooring, new plumbing and light fixtures and the installation of washer and dryers in the two-bedroom floor plan.

WGP stabilized operations within the first eight months of its ownership, amid the uncertainty of COVID 19. The property was sold January 2021.
